Tengah New Town

Tengah is a new Housing and Development Board (HDB) town located in the western part of Singapore. It occupies approximately 700 hectares of land, and is expected to provide 42,000 units (HDB + private development).

Tengah New Town is made up of 5 districts and is also situated next to Jurong Innovative District (JID).

5 Residential District Tengah New Town

  • Tengah will have around 42,000 new homes across 5 residential districts: Plantation, Park, Garden, Brickland, and Forest Hill. 

  • Each district will have its own unique character and design features.

 

The close proximity between Tengah New Town, Jurong Innovation District (JID) and Jurong Lake District (JLD).

Jurong Region Line (JRL)


Jurong Region Line (JRL)

There will be 24 MRT stations, including three interchange stations: Boon Lay, Choa Chu Kang and Jurong East.

Set to open in 3 stages from 2027 to 2029, which will significantly improve the connectivity in the western Singapore.

Besides just connecting the West, JRL will help to connect estates like Choa Chu Kang, Boon Lay, and Jurong to the sub-regional hub at Jurong East.

There will be an upcoming Jurong East Integrated Transport Hub (ITH).


Enhanced connectivity for Tengah

  • Tengah will be served by the Jurong Region Line (JRL) with 4 new MRT stations on the Jurong Region Line, expected to open in phases from 2027 onwards. 

  • It is located near major expressways like KJE, PIE, and BKE, providing good road connectivity. 

 

Jurong Innovation District (JID) - R&D Hub In The West

A good economic hub needs to be supported by strong research and development (R&D). That’s why the West isn’t just paving the way for a new economic hub, it is also going to house a new district for innovation.


Jurong Innovation District (JID) will be home to a manufacturing ecosystem of R&D centres, technology partners, training providers and Factories of the Future. It will help to push Singapore to be at the forefront of Industry 4.0 where digitalisation and automation will transform the future of manufacturing.

 

“The objective of Jurong Innovation District is for it to be a one-stop destination for technology development, where companies can come together to learn, to innovate, to test and to manufacture their products within the same estate,” said Mr Nelson Liew, group director of new estates at national industrial estate developer JTC. 


When fully completed, the JID is expected to bring in about 95,000 new jobs in advanced manufacturing, innovation and research.

Sustainable Features

  • Tengah is designed with sustainable technologies like centralized cooling, automated waste collection, and smart energy management systems. 

  • Housing blocks will incorporate biophilic design principles to integrate nature into the living environment. 

 

In summary, Tengah is being developed as a model smart and eco-friendly town, with extensive green spaces, sustainable features, and good connectivity, aiming to provide a high quality of life for residents while minimizing environmental impact.


Schools in Tengah / Bukit Batok

As part of its relocation to Tengah, the new Anglo-Chinese School (Primary) ACS(P)@Tengah will turn co-educational when it opens in 2030 to allow the local community good access to the school. It will start with just the Primary 1 (P1) cohort in 2030.


Also, worthy to mention, is that currently, there are only 9 Gifted Education Programme (GEP) schools in Singapore:

  • Anglo-Chinese School (Primary),

  • Raffles’ Girls Primary School,

  • Rosyth School,

  • Nanyang Primary School,

  • Tao Nan School,

  • Henry Park Primary School,

  • Catholic High School (Primary),

  • St Hilda’s Primary School and

  • Nan Hua Primary School.


Future impact on property prices in Tengah


According to Today Online article:


Property analysts said that moving ACS (Primary) to Tengah will likely push up home prices in the new town up by up to 15 per cent, although the impact will not be felt immediately since the area is still under development.


Ms Sun estimated that the move will bump up the prices of homes within 2km of the school. Prices of homes within 1km could go up by 10 to 15 per cent higher than the district average price.


She said that past studies by her company had found that resale prices of homes near popular schools tend to rise faster than others in the district, with those located near such schools drawing a premium of up to 15 per cent. 


“I think future Tengah Build-to-Order (BTO) applications may rise especially if the flats are within 1km to 2km from the school," she added. 

“Those who bought in earlier phases will also enjoy the first mover advantage of drawing rental interest since their BTO flats will be completed first.”


Ms Wong of PropNex said that ACS (Primary)’s relocation will draw more young couples and families to Tengah estate. 


Two more primary schools in Tengah

MOE previously announced that Pioneer Primary School would be relocated to Tengah in 2026 and be the first primary school in the area. 

 

As Tengah Town continues to welcome more families moving in over the coming years, MOE will be building two more primary schools to meet the growing demand, with the second primary school opening in 2028, and the third opening in 2030. 

 

The name of the second school will be announced at a later date.

 

While the third primary school will be Anglo-Chinese School (Primary) [ACS(P)].

 

Relocation of Bukit View Primary School to Bukit Batok West

To meet the growing demand for school places in Bukit Batok West (near the East of Tengah New Town), MOE will relocate Bukit View Primary School (BVPS) in Bukit Batok East to the area in January 2027, about 2km away. The new campus will also provide BVPS with new facilities and updated provisions to better support teaching and learning for its students.

 

The new SPED school, which will be the fifth ASD-NC SPED school, is expected to start operations in 2026 at an interim site which formerly housed Chua Chu Kang Secondary School.

It will then move, in 2031, to its permanent campus next to ACS(P)@Tengah. 

This will allow greater partnerships between the two schools and provide more opportunities for students from both schools to interact through joint activities and academic learning. The name of the new SPED school will be announced at a later date.

 

Timeline of the relocation and opening of schools

2026:

  • Pioneer Primary School would be relocated to Tengah in 2026.

  • Special education school set up by ACS and Methodist Welfare Services to start operations at its interim site, the former Chua Chu Kang Secondary School. 

 

2027: Bukit View Primary School to relocate from Bukit Batok East to Bukit Batok West (near Tengah).

 

2028: New, primary school in Tengah, as yet unnamed, to open.

 

2030: ACS (Primary) to relocate to Tengah and accept both male and female students.

 

2031: ACS and Methodist Welfare Services special education school moves to its permanent site in Tengah, next to ACS (Primary).
